FAQs

Where can I find a rental?

- Our rentals are listed on our Web site as well as on Craigslist, Trulia, Zillow, Apartments.com and many other Web sites.


How do I apply for a rental?

- The most efficient way is to apply online. Each listing has an Apply Online button or link. To process an application, an application fee must be submitted in advance for each tenant over the age of 18. You can either Pay Online by credit card or give a check to our staff at the time of house showing.


When will I hear from you once I submit my application?

- If you use our online application process, we will be able to communicate with you more quickly and more often. If you personally submit your application, please be sure to include an email address as it is much easier to acknowledge receipt of your application or provide you with an update via email. We will email or call to acknowledge receipt of your application within a day or two. Once your application is in process we will contact you either by phone or email as needed. We need one primary contact per household. We cannot call every applicant in each household.


How do I communicate with you during the application process?

- We prefer that you email us at info@mjcproperty.com. We will reply within one business day. We normally will only communicate with one applicant in your party or family. You can also call our office at (408) 490-4746 during office hours Monday – Friday 9:00am – 6:00pm.


How do I pay my rent?

- Rent is due on the 1st of each month and is considered late on the 5th. Late fees are applied to all payments that are received in our office after the start of business on the 5th. You can pay your rent online by click pay rent online on your tenant portal. Or, you can pay rent by cash at 7-11 or ACE using the Electronic Cash Payment feature.


How do I make a request for a maintenance problem?

- You can submit an online maintenance request form on your Tenant Portal or call us at (408) 490-4746 Monday - Friday 9:00am – 6:00pm. For emergencies, our staff can be reached by cell phone.


What do I do if I need to move out?

- It is required that you provide a full 30-day notice in writing to us. The Notice to Vacate must be received in the office 30 days before the end of the lease term. You can email or mail this notice to us or drop it off at our office. You also need to schedule a move-out walk-through with our office after you move out. Can I build up my credit by renting?

- Yes. You can get credit for paying your rent on time! Experian RentBureau includes rental payment information in their credit check report which benefits the tenants who pay their rent on time. Please refer to Experian RentBureau Information for better understanding.

Please submit your maintenance request. Note that requests are reviewed Monday through Friday from 9:00 a.m. to 5:00 p.m., except for holidays. For after-hours tenant emergencies only, please call (408) 490-4746.
