For the past few decades, we’ve been honored to represent the owners that entrusted us in managing their investments. We have formed long term relationships with vendors who provide services and needed maintenance to our homes, so that owners can depend on quality services at competitive prices. We are always working towards increasing profitability while providing excellent service at a competitive price.



We are also the only property management and real estate company with staff on board who are certified by Build It Green and Building Performance Institute. We offer advice to make your investment properties Go Green which translates to saving water, energy, resources, and your money.

    Tenant Portal or make cash payment at 7-11 or ACE stores using the Electronic Cash Payment feature that we provide.

    We complete a full walk-through review of the property with pictures and a written report of the current condition of the property to protect your property. We also arrange and conduct an annual onsite inspection with picture documentation.

Why do I need to use a professional property manager to handle my property?

Peace of mind: Having a Property Manager handling the details of managing your rental home allows you to have peace of mind and focus your time and talents on other matters instead of worrying about your rental property.


How do you find qualified tenants?

- We are dedicated to finding and securing most qualified tenants for your property. We can quickly and professionally advertise your properties on our Web site, Craigslist, Trulia, Zillow, Apartments.com and many other Web sites. We screen applicants carefully to make sure only most qualified tenants move into your property. Our effective marketing and leasing strategies result in much shorter vacancy time.


How do tenants pay rent?

We have an advance property management system which allows prospective tenants to apply and pay application fee online which can expedite our screening process. Our tenants can also pay rent online or use the electronic cash payment feature to pay rent at 7-11 which can drastically reduce the rental payment turn-around-time.


Who pays for advertising?

We do. The online advertising is part of our property management service provided to you free of charge! Our online advertising is very effective and attracts lots of leads and inquiries from prospective tenants.


How do you screen prospective tenants?

Our screening process includes running credit reports, eviction check and criminal history background search. We further interview potential tenants by phone or in person and check references. We also verify their employment & income, financial and rental history.


How do I receive the owner statement and monthly rent?

- We use electronic payments (ACH) to deposit monthly rent directly into your bank account. Owner statements are available online on the owner portal and you can have 24/7 access. The statements are easy to read and provide you with a quick snapshot of your property details for any month.


When do I get paid?

You will receive the rent after the 10th every month. Rents are due on the 1st of each month with a four-day grace period. We need to make sure all rent checks are cleared and all bills are paid before we disburse the rent to you.


What if the tenant stops paying?

If the tenant’s rent is not received when the grace period expires, our staff will start calling the tenant who is late. If the rent payment is still not received afterwards, we’ll send out a notice to the tenant and notify our owner of the action taken and discuss further actions.


Who holds the security deposit?

We hold the security deposit in a trust bank account. One of the reasons that tenants come to a property management company is that they know their security deposit is being safely held by a third party. This practice can minimize the dispute between homeowners and tenants and provide peace of mind to a homeowner like you.


How do you maintain my property?

On a regular basis, we conduct visual inspections and perform preventive maintenance of your property as needed besides checking with tenants on any potential property-related issues. For instance, we’ll have the gutter cleared before the rainy season and the fire extinguisher serviced annually to maintain and protect your property.

For all maintenance needs, we create electronic work orders and address property repair and maintenance issues immediately.

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
